President's Letter - January 2007

by John Hess

The December meeting of the Camden Pointe Homeowners Association was held on December 13, 2006 at the clubhouse due to the Christmas holiday. Most monthly meetings are held on the 3rd Wednesday of the month. In attendance were 1 homeowner, 3 board members and Denise Hindes of All-In-One Community Management.

The Annual HOA meeting will be held on Wednesday, January 17 at 7:30 PM at the large clubhouse. Please plan to attend to this important meeting! Camden Point needs your participation to vote for the new board members.

We need your help! The 2007 Nominating Commitee is prepared to acccept volunteers for the Board of Director positions for Camden Pointe. Please contact any of the current board members or AIO or the Nominating Committee Members: David Alexander, Tracy Mlincsek or Dan McKay to submit names.

Key Topics for the Annual Meeting:#1) Camden Cash gift card program, #2) 2007 budget, #3) election of new board members.

The new "Camden Cash" gift card program is off to a great start! Funds generated from the Camden Cash gift card program will go into the Camden Pointe genaral fund and will be used to pay for maintenance and any other expenses. Homeowners purchased over $1,000 worth of gift cards in December 2006, our first month up and running, and generated over $80 to Camden Pointe.

In the next few years CP HOA will need to pay for several major repairs including the resurfacing of the tennis courts, a new front porch for the clubhouse and dredging of the back lake. Additionally, we would love to make inprovements such as expanding the pool deck and adding a play set area. All these maintenance and inprovement activities will need to be funded through either the CP Cash program, special assessments or increases in the annual dues. The board hopes we can mantain our low HOA dues while maintaining our community. This will be possible with your help-Please support the Camden Cash gift card program.

2007 dues were mailed in November. HOA dues are due February 15, 2007. AIO will focus on Pine straw and shrubs for the January ACC violations drive through. And it is already time to start thinking about painting! If your home needs painting this year, it is not too early to contact a painter and select your colors and submit your ACC Request form! AIO will focus on homes needing painting and pressure washing in March.

Again, the annual meeting for the CP Homeowners' Association will be held January 17, 2006 at 7:30PM. Please bring your thoughts, concerns and proposals. As always, also bring your common courtesy, good manners and a sense of humor.
