President's Letter - February 2007

The Annual meeting of the Camden Pointe Homeowners Association was held on January 17, 2007, at the clubhouse. In attendance were 7 homeowners, 4 board members and Denise Hines and Ruann Bunker of All-In-One Community Management. Through ballots and proxies 40 homes were represented which met the quorum required for the annual board elections.

Jim Barnes volunteered again to server on the board – Thank You Jim!

Joe, Tracey and Jim were all elected to 2 year terms. Scott Maskell and Brad Ellingson remain on the board to serve the 2nd year of their current terms. I would like to offer special recognition to Scott Maskell and Jim Barnes as they both begin their 5th year on the Camden Pointe Board! Thanks to Bill Jones and John Hess who are leaving the board after each serving 3 years.

My thanks to the Nominating Committee members: David Alexander, Tracy Mlincsek and Dan McKay. We had 3 open board seats and they worked very hard and found 3 homeowners to volunteer – great job!

The new “Camden Cash” gift card program is off to a great start! You can order cards most Monday nights at the small club house between 7:00 and 9:00 PM. Funds generated from the Camden Cash gift card program will go into the Camden Pointe general fund and will be used to pay for maintenance and any other expenses. Brad presented the first gift cards purchased via the new program. The board hopes we can maintain our low HOA dues while maintaining our community. This will be possible with your help - Please support the Camden Cash gift card program.

2006 was a great year for CP HOA. Some of the highlights include improvements to the landscaping, speedier ACC approvals and the lake depth study. Many thanks to Darryl Millard for leading the team to install the electric cable to the upper tennis pavilion. Thanks to the team including Scott Maskell, John Clancey, Lamar Jones, and Mike “the dirt man” Davidson. Many, many thanks to Pei-Wen Simon for volunteering to produce the monthly electronic Viewpointe Newsletter!

2007 will be another exciting year for Camden Pointe. Mike Nikin continues to drive improvements in our landscaping. We also have 2 major improvements planned for the pool area. We will be adding security lighting to help reduce vandalism and adding 4 permanent tables. Some challenges for 2007 will include planning for upcoming capital expenses such as planning to resurface the tennis courts, looking into a new porch for the clubhouse and continuing to work to fund dredging the back lake.

HOA dues are due February 15, 2007. If you can not find your bill, please call AIO for information. AIO will focus on Pine straw and shrubs for the February ACC violations drive through. And it is already time to start thinking about painting! If your home needs painting this year, it is not too early to contact a painter and select your colors and submit your ACC Request form. AIO will focus on homes needing painting and pressure washing in March.

The monthly meeting for the CP Homeowners’ Association will be held February 21, 2007. Please bring your thoughts, concerns and proposals. As always, also bring your common courtesy, good manners and a sense of humor.

Personally, I would like to thank all of you for the opportunity these last 3 years to serve on the board. Camden Pointe is a wonderful community and I enjoyed working with our many fantastic neighbors.
