The November meeting of the Camden Pointe Homeowners Association was held on November 15, 2006, at the clubhouse. In attendance were 4 homeowners, 4 board members and Denise Hines of All-In-One Community Management. The Holidays are here! From the Camden Pointe Homeowners' Association, our many wonderful volunteers and All-In-One Community management we wish you and yours a very Merry Christmas and a Happy New Year! The 2007 Nominating Committee is prepared to accept volunteers for the Board of Director positions for Camden Pointe. Please contact any of the current board members or AIO or the Nominating Committee members: David Alexander, Tracy Mlincsek or Dan McKay to submit names. The new Camden Cash gift card program is off to a great start! Funds generated from the Camden Cash gift card program will go into the Camden Pointe general fund and will be used to pay for maintenance and any other expenses. The board has prepared a draft budget for 2007 which you should receive with your 2007 dues. First the good news, with the new Camden Pointe Cash Program the board has voted to NOT raise dues this year. But we ask you to please keep in mind our growing maintenance expenses. As our property ages our maintenance expenses go up each year. In the next few years we will have several major repairs including the resurfacing of the tennis courts, a new front porch for the clubhouse and dredging of the back lake. Additionally, we would like to make improvements such as expanding the pool deck and adding a play set area. All these maintenance and improvement activities will need to be funded through either the CP Cash program, special assessments or increases in the annual dues. The board hopes we can maintain our low HOA dues while maintaining our community. This will be possible with your help - Please support the Camden Cash gift card program. Many, many thanks to Celeste and Art Nettles, Mike Nikin, Jim Barnes, Brad DeLoach, Ken, Kyle, Parker and Shelby Harris, John and Sean Reilly and Greg Strudthoff for your hard work cleaning the lake dam. Your efforts are appreciated by the many homeowners who walk along the dam every day! Special thanks also to Art Nettles, John Reilly and Sean Reilly for their volunteering to chip, load and haul the remaining brush, logs and limbs to the landfill! Our landscapers have found the leak in our irrigation system. Mike Nikin is working with them to repair the leak and make sure our landscaping systems are ready to go for 2007! Thanks Mike for all you do for Camden Pointe. Many thanks to Celeste Nettles and her work to improve two of our largest assets: the Camden Pointe Lakes. Celeste will be stepping down as chair of the lake committee in January. If anyone is interested in volunteering please contact either Celeste, any board member or AIO. Our AC unit at the large club house was attacked by rats and the ducts and blower unit may need to be replaced. Also, the board voted to approve a lake depth study for the back lake. We hope to complete these tasks and other small repairs, such as new light bulbs around the clubhouse, this month. As you may remember we had about $1,500 dollars worth of damaged caused by vandalism this summer. Additionally, several homeowner events at the clubhouses ran into problems due to trash, litter, eggs and other damage around the clubhouses threatening to delay their there events and calling for Herculean last minute cleaning efforts on the part of AIO, the board and the homeowners themselves. The board considered a number of options to reduce vandalism next year including installing a security system with cameras to monitor the clubhouses and pool area. However, after much discussion, we have voted to install 2 additional security lights in the pool area by summer 2007. We believe this will help reduce the vandalism next summer. Additionally, we are open to setting up a Neighborhood Watch program. We are just waiting for YOU to volunteer to lead it! Early notice: The Annual HOA meeting will be held on Wednesday, January 17 at 7:30 PM at the large clubhouse. Please plan to attend to vote for the new board members and review the 2007 budget. Also, 2007 dues were mailed in November. HOA dues are due February 15, 2007. The monthly meeting for the CP Homeowners' Association will be held December 13, 2006, one week earlier than normal due to the holidays. Please bring your thoughts, concerns and proposals. As always, also bring your common courtesy, good manners and a sense of humor.
